Tuath Housing has opened applications for a new cost-rental two-bedroom apartment at Southgate Hall in Kilcarbery Grange, Clondalkin, Dublin 22.
The home, set at €1,263 per month, is expected to draw strong public interest as families continue to struggle with soaring market rents and limited affordable supply across west Dublin.
A Growing Development Offering Lower-Cost Housing Options
Kilcarbery Grange is one of the largest housing schemes currently underway in the Clondalkin–Lucan area. Located beside Corkagh Park, the site forms part of a wider masterplan containing new community spaces, green areas, a creche and a civic square. Southgate Hall is among the latest residential blocks completed within the development.
Tuath said the two-bed apartment is expected to be ready for occupation in early February. While images have been released, the association stresses that these are for illustrative purposes only and may not reflect the final finish. Applicants selected will be required to pay a deposit to secure tenancy.
Applications will close at 2pm on Wednesday, 18 February 2026, and must be submitted through Tuath’s official website.
Cost-Rental Scheme Remains Oversubscribed as Market Rents Rise
The cost-rental model has become one of the most in-demand housing options in Ireland, with rents set according to construction and management costs rather than market rates. In Dublin 22, private rents for two-bed apartments often range between €1,900 and €2,200, putting average households under increasing strain.
Recent figures from housing analysts indicate that cost-rental releases across Dublin routinely receive hundreds of applications within hours, emphasising the intense competition for below-market homes.
Editorial Insight: While the €1,263 monthly rent for this Clondalkin unit is significantly below the Dublin 22 market average of €2,100, M10 News analysts note that high demand typically results in application windows closing within hours of opening. We advise readers to have all income documentation ready before the Wednesday deadline to avoid technical delays
Housing advocates say the €1,263 rate offered at Kilcarbery Grange could provide meaningful relief for middle-income earners who do not qualify for social housing but cannot afford private-sector rents. However, they also warn that cost-rental supply remains significantly behind demand, with many areas still offering only a small number of units per year.

Pressure on Dublin’s Housing Market Continues to Grow
The Clondalkin–Lucan area has experienced rapid population growth over the past decade, driven largely by rising rents elsewhere in the capital. While developments like Kilcarbery Grange are helping to increase supply, residential demand continues to outpace delivery.
Local councillors have repeatedly said that while cost-rental is a welcome addition, it is far from sufficient to ease long-term pressure on households. Many families remain reliant on private renting while waiting for openings in cost-rental, affordable-purchase or social housing schemes.
Tuath has encouraged potential applicants to familiarise themselves with eligibility rules, which include income thresholds and proof of current residency in Ireland.
