NAAS, CO KILDARE — Applications are due to open later this month for 25 new affordable homes at Barracksfield West in Naas, with prices starting at €243,477 for a one-bedroom apartment.
The new homes are being delivered by the Land Development Agency (LDA) and Kildare County Council on State-owned land that was previously part of the former Devoy Barracks site.
The development marks the LDA’s first project outside Dublin to directly deliver both affordable and social housing on State-owned land.
Homes ranging from one-bedroom apartments to three-bedroom houses
The latest phase consists of 25 energy-efficient, A-rated homes.
There will be 11 one-bedroom apartments, seven two-bedroom duplexes and seven three-bedroom houses.
The three-bedroom properties will include private gardens, while the apartments will have balconies or terraces.
According to the LDA, prices after applicable Government supports and equity contributions will begin at:
- One-bedroom apartments: €243,477
- Two-bedroom duplexes: €292,933
- Three-bedroom houses: €365,216
The wider Barracksfield West development is expected to eventually provide 219 homes, alongside communal open spaces, bicycle facilities and a crèche.
Further homes within the development are expected to be released later in 2026.
Applications open on 25 August
The properties will be offered through the Local Authority Affordable Purchase Scheme, which is being administered jointly by Kildare County Council and the LDA.
The scheme is intended to help first-time buyers and other eligible households who cannot afford to purchase a newly built home at its full market value.
Under the arrangement, the local authority takes an equity stake in the property corresponding to the discount provided to the buyer.
For example, a purchaser receiving a 20% reduction in the price would have a 20% local authority equity share attached to the property.
The equity can be repaid by the homeowner before the 40-year point, but it must be repaid if the property is sold or at the end of the 40-year period.
Who can apply?
Applicants must meet the eligibility requirements for the Affordable Purchase Scheme.
Among the requirements, buyers must have a minimum deposit of 10% of the purchase price, while the property must be used as their normal place of residence.
The scheme is aimed at households who have sufficient income to sustain home ownership but cannot secure the property at its open-market price.
Online application window
The application portal for the Barracksfield West homes is scheduled to open at 10am on Tuesday, 25 August 2026.
Applications will remain open until 12 noon on Tuesday, 15 September 2026.
Prospective buyers will need to meet the scheme’s eligibility criteria before applying.
State land used for housing
The development is part of a wider effort to use publicly owned land to increase the supply of affordable housing.
The former Devoy Barracks site provides an example of how land already in State ownership can be brought forward for residential development rather than relying entirely on the purchase of additional sites.
LDA chief executive John Coleman said the homes provide buyers with an opportunity to purchase new properties in what he described as a sought-after location.
He also noted that the first phase of the development attracted significant interest when it was launched towards the end of 2025.
Kildare County Council chief executive Sonya Kavanagh said the Affordable Purchase Scheme is helping make home ownership more attainable for eligible purchasers.
Pressure on Kildare housing market
The release comes as households across Kildare continue to face high property prices and affordability pressures.
For many first-time buyers, the gap between household incomes and the cost of purchasing a home remains a major barrier to entering the market.
Affordable purchase schemes are designed to reduce that initial price barrier, although buyers must still demonstrate that they can meet mortgage, deposit and other homeownership requirements.
The Barracksfield West development will therefore be closely watched by prospective buyers looking for an alternative to purchasing at full market value.
With another phase of homes expected later this year, the development is also set to become a significant addition to Naas’s housing supply.
M10News will continue to follow affordable housing releases, application deadlines and new housing developments across Kildare and Ireland.
