Manchester is set to be home to the tallest skyscraper outside London, with the approval of a new 76-story tower in Deansgate.
The development, featuring a 160-bed hotel, restaurant, and 452 homes, is part of the £360 million Viaduct project.
The towering structure, approved by the Manchester City Council planning committee on Thursday, is being developed by property firm Salboy Group in partnership with luxury brand Nobu. The new tower will also include a 23-story high-rise next door.
Nobu Hospitality, known for its luxury hotels in London, is expanding its footprint in the UK with this project. Founded in 1994 by Robert De Niro, Nobu is renowned for its Japanese-Peruvian fusion cuisine and upscale hotels.

Simon Ismail, managing director of Salboy, highlighted that the project would meet Manchester’s need for high-quality, design-led homes at various price points. He also mentioned the tower’s importance in shaping the city’s skyline.
Trevor Horwell, CEO of Nobu Hospitality, expressed excitement about bringing the Nobu brand to Manchester, offering residents a unique opportunity to experience the luxury lifestyle. He described the project as integrated, design-focused, and connected to the local community.
The ambitious 246-meter Nobu Manchester was conceptualized in 2017 by SimpsonHaugh, a Manchester-based architecture firm. It follows the success of Viadux’s initial phase, which completed a 40-story tower with 370 apartments in early 2024, all of which have already been sold.
