New Cost Rental Homes Launch in Belmayne
Applications have opened for 85 brand-new cost rental apartments in Dublin, offering modern, A-rated homes at prices up to 25% below the local market rate.
The new apartments are part of the final phase of the Parkside development in Belmayne, Dublin 13, and are managed by housing provider Clúid.
The scheme opens a rare opportunity for renters struggling with Dublin’s rising housing costs, with applications now being accepted until 5 pm on October 29.
Rents Set Below Market Level
One-bedroom apartments are priced from €1,397 per month, two-bed units start at €1,725, and three-bedroom apartments are available for €1,800.
Each home includes secure tenancies, modern interiors, and energy-efficient heating systems, alongside what Clúid described as “high-quality, responsive management and maintenance.”
Overwhelming Demand Expected
Clúid’s Head of Affordable Housing, Colin Byrne, said the organisation was anticipating huge demand.
“We received more than 3,000 applications for the previous phase,” he said. “We expect the same this time, given the quality, the location, and the fact that rents are well below market levels.”
He urged applicants to check eligibility criteria carefully and to submit all documents before the closing deadline.
Eligibility Requirements
Applicants must earn less than €66,000 in net household income per year and must not receive social housing supports such as HAP or Rent Supplement.
They must also be able to afford the rent, not own a property, and the household size must match the property type applied for.
All members of the household must be resident in Ireland at the time of application.
Prime North Dublin Location
Parkside, located in the growing suburb of Belmayne, is close to major shopping, leisure, and public transport hubs.
Residents will have easy access to Clarehall Shopping Centre, the Northern Cross development, and several cafés, restaurants, and fitness amenities.
Excellent Transport Links
Clongriffin Station is just minutes away, providing DART and commuter train services into the city centre.
The area also benefits from multiple Dublin Bus routes and quick access to the M50, M1, and Dublin Airport.
Ideal for Families
The neighbourhood includes a wide range of childcare facilities and schools, such as St Francis of Assisi Primary School and Educate Together National and Secondary Schools.
Nearby green spaces like Fr Collins Park and the coastal beaches make the development attractive for young families seeking stability and community life.
Delivered in Partnership
The project was delivered by Clúid in partnership with Fingal County Council and with support from the Department of Housing, Heritage and Local Government.
It also received backing from The Housing Agency and the Housing Finance Agency, with Cairn Homes as the primary developer.
Supporting Long-Term Affordability
Clúid said the cost of rental homes is intended for those who earn too much to qualify for social housing but cannot afford Dublin’s private market rents.
Under the model, rents are set to cover only the cost of building, financing, and maintaining the homes — not profit.
This guarantees long-term affordability and stability for working tenants.
More Cost Rental Projects to Come
Clúid currently manages over 900 cost-rental homes across Dublin, Cork, Kildare, Kilkenny, Meath, and Laois.
The organisation plans to deliver more than 1,000 new cost rental units in 2025 as part of the government’s wider housing affordability initiative.
